Affordable Housing In Newton: Mayor’s Plan

Excerpt from The Boston Globe. Full article here.

Affordable Housing In Newton: Mayor's Plan

In Newton, I recently released a plan titled Newton Housing Strategy: A Blueprint to Promote Affordable, Diverse Housing and Economic Growth. This report represents the first time our town has created a plan to proactively address our housing needs and look at projected demographics decades into the future.

Quickly rising living costs and a sky-high median price for a single-family home of $1.1 million have made it unaffordable for middle- and lower- income households to remain in or move to Newton. Our strategy outlines how Newton can be a city where people of all backgrounds, ages, and income levels can live affordably while ensuring that we retain what we value: public safety, high-performing schools, open spaces, and community diversity.

But ensuring housing is affordable at a renter’s or owner’s current income level is only a first step. We are also mindful to create housing that puts them in a position conducive to earning more and enjoying a better quality of life overall, with access to affordable transportation to get to and from work and school. We are taking a holistic approach, accounting for not only a person’s housing needs, but also their needs for childcare, employment, and community.

Big picture, at all levels of government, we need to address the housing market pressures holding individuals and families back from financial independence. If we want to maintain Massachusetts’ reputation as an economic leader with a solid middle class, it is time to make investments in both physical and human capital It’s time to prioritize making higher education more affordable, investing in a statewide transportation system, increasing wages, and promoting workforce training, rather than requiring individuals and families to patch together what services they can to get by. Only then will we make finding a home where an individual and family can thrive, versus one that holds them back, a reality for all.

Setti Warren is the mayor of Newton.

    NEWTON’S EARLIEST SUBDIVISIONS
William Jackson was one of the first to predict how the railroads would shape the future of Newton. Anticipating Newton’s growth as a railroad suburb, in 1844 he sold portions of the historic Jackson Homestead farm to create housing for people likely to use the new Boston and Albany railroad line to commute to work. This tour highlights the architectural and social history of the neighborhood around Walnut Park and Waban Park from the mid-19th through early 20th centuries. Meet in the parking lot of the Jackson Homestead, 527 Washington Street, Newton. Suggested donation, $10. Information: 617-796-1450.

    Newton Real Estate Report

Newton Single Family homes performed very well in 2015 as the market continued to push prices upward. We continue to feel the improving economy as we see a healthy relocation business, families trading up for larger homes and a steady flow of buyers from Boston. New schools being built in Newton is certainly being viewed as positive. Companies moving to Boston like GE will welcome more potential home buyers.

  • Newton Teacher Wins Newton Preservation Award

Newton Teacher Wins Newton Preservation Award

Tim Matthews, a teacher at F.A. Day Middle School in Newton who designs multi-disciplinary curricula to engage students in history, is one of the winners of a 2015 Newton Preservation Award. Other winners include St. Mary’s Hall at Boston College for its meticulous restoration work, and several private residences.

Newton Teacher Wins Newton Preservation Award

In all, eight awards will be presented at a ceremony and reception on Wednesday, November 11 at 6:30 p.m. The event will take place at de Witt Hall in the Winslow Academic Center, Lasell College, 80 Maple Street, Newton. Tickets are $20 per person, with children under 18 admitted for free. Call 617-796-1463 for more information about purchasing tickets.

The annual awards, a collaboration between Historic Newton and the Newton Historical Commission, recognize outstanding efforts and stewardship in local historic preservation. S+H Construction, a distinguished “Best of Boston” award winner, is the lead sponsor of the 2015 awards.

Teacher Tim Matthews won the Education Award for last year creating a curriculum to recognize Newton’s Civil War veterans. Students did primary source research to establish where each soldier fought, then tabulated statistics about the soldiers, mapped their travels to battlefields, and wrote biographies. The project culminated in a Memorial Day parade recognizing the 150th anniversary of the end of the Civil War.  One of Matthews’ students said the Civil War project “gave us the opportunity to actually be the historians, weighing the information we trust against that which we don’t, and inspiring us along the way by remembering that these soldiers lived in our own city.”

This year, Matthews will again work on a multi-disciplinary project, this time focusing on the colonial era with a trip to Newton’s East Parish Burying Grounds. Students will collect data about those interred and draw connections to Newton History throughout the year.

In the Institutional Sustainability & Preservation category, Boston College was recognized for its restoration of St. Mary’s Hall, built in 1917 and used as a residence for Jesuit faculty. The renovation restored the Gothic building’s cusped arches with carved mullions, delicate cast-stone tracery, and other details.

This year’s awards will also honor six private residences that conscientiously made restorations without sacrificing historic features. Winners include 295 Mill Street for the landscaping and restoration of its historic entrance; 8 Copley Road for restoring a historic staircase (complete with an appropriate newel post) at the expense of a full bath; and the exterior restoration of a historic bungalow at 9 Hillside Road in Newton Highlands. Homes at 7 Norman Road, 115 Jewett Street, and 1012-1018 Chestnut Street also won awards. For a complete list of winners, click here. For more information, visit www.historicnewton.org.

  • Making Newton a More Sustainable Community

Making Newton a More Sustainable Community

    Dear Resident,

The City of Newton has a tradition of leadership on the environment. Last year we upgraded over 8000 street lights with high-efficiency LED bulbs, which will lower our lighting costs by 60%, save the city between $2 million and $3 million and reduce carbon pollution by hundreds of tons over the next 10 years.  We can dramatically multiply these benefits by encouraging each other to make our homes more energy efficient.

Please read this informative first-person account of how home energy efficiency saves money and the environment from Andy Levin, the Editor in Chief of the Newton Tab.

I had a home energy assessment; Andy Levin will have one later this summer; and I urge you to take this important step soon – for your family and for our community.  Newton homeowners who make the recommended energy improvements save, on average, between $700-$1,000 a year.  Subsidies from MassSave reduce the out-of pocket cost to approximately $650.
You can sign up for your free energy assessmenthere.  With your help we can reach our goal of reducing energy consumption in Newton 20% by 2020.
If you have any questions about this program, or about Newton’s efforts to become more sustainable, please contact Andrew Savitz, Newton’s Director of Sustainability atasavitz@newtonma.gov.
